Our Stage-by-Stage Fee Guide

Every architectural project is unique. While our fees align with the standard RIBA Plan of Work, the figures below serve as a guide rather than a fixed estimate. 

Stage 1 to 3 – Concept, Design & Planning

Includes site measured survey, production of existing plans/elevations, design development options, and full preparation & submission of planning/permitted development applications to Dacorum Borough Council or local authority.

• Single Storey Extension / Loft Conversion / Garage Conversion: £1,100
• Double Storey Extension: £1,300
• Loft Conversion: £1,100
• Garage Conversion: £900

Stage 4 – Technical Design & Building Regulations Compliance

Detailed construction drawings, construction specifications, structural detailing, and compliance with current UK Building Regulations.

• Single Storey Extension: £900 – £1,200
• Double Storey Extension: £1,100 – £1,500
• Loft Conversion: £900 – £1,200
• Garage Conversion: £800 – £1,100

Typical Complete Package Estimates (Stages 1–4)

For a complete service from initial survey through to approved building control plans, typical package totals are:

• Single Storey Extension: £2,000 – £2,300

• Double Storey Extension: £2,400 – £2,800

• Loft Conversion: £2,000 – £2,300

• Garage Conversion: £1,700 - £2,000

What Is Not Included in Architectural Fees?

To maintain full transparency, please note that professional architectural fees exclude statutory and third-party costs, such as:

• Local Planning Authority Application Fees (paid directly to the council).
• Building Control Inspection Fees (paid directly to the local authority or Registered Building Control Approver (RBCA).
• Structural Engineer Calculations & Specialist Third-Party Surveys (e.g., CCTV drainage, ecological reports, or arboricultural surveys where required).
